Commercial (non-domestic) energy performance certificate

The government requirement for energy performance certificates (EPCs) on construction, sale or rent of all commercial (non-domestic) buildings is now in force.

Once issued an EPC is valid for 10 years. A commercial (non-domestic) energy performance certificate is issued following a Non-domestic Energy Assessment (NDEA). The certificate may only be issued by an accredited commercial energy assessor.

John Walton, the director of Walton Consultancy UK Limited, is an accredited commercial energy assessor. His accreditation is with Stroma Accreditation Limited. This accreditation requires proof of competence by examination in the use of approved software and methods for gathering information about the assessed building. It also necessitates meeting stringent conditions and complying with the regulations as laid down by the government

EPC and commercial (non-domestic) property

Every commercial property in the UK in excess of 50 square metres internal floor area must have a commercial (non-domestic) Energy Performance Certificate when it is offered for sale or to let, is newly built or is structurally altered or extended or its heating, ventilation and air conditioning is altered. This covers the following sectors:

  • Retail Units - Shops and Retail Outlets (including Charity shop outlets)
  • Offices - Office Blocks and Offices for small business (SME)
  • Commercial Buildings
  • Industrial Buildings
  • Warehouses
  • Supermarkets
  • Building up for either rent, letting or lease to tenants or occupiers
  • Industrial Units
  • Commercial Units

As Level 3 and 4 assessors Walton Consultancy UK Limited can deal with all but the most complex of buildings under the government scheme. Consequently, we are able to offer this service to landlords, solicitors, commercial property agents and owners of commercial property portfolios.

Walton Consultancy UK Limited as a level 3 and level 4 commercial energy assessor not only uses SBEM (Simplified Building Energy Model) software to produce EPCs for simple buildings but also for complex buildings (but excluding very complex buildings with large amounts of glass and curved buildings).
